Real jobs in Santa Clara and San Mateo counties, including ones still on the board — what's being built, how long it's taking, and what went wrong along the way. Every project runs into something. What matters is what the builder does about it, and you can judge that better mid-build than from a finished photo.
A San Jose garage conversion, and the drywall we tore back out
An attached garage in San Jose, long used as informal living space off the kitchen, converted into a properly permitted attached ADU for the owners' son and his wife. Partway through, drywall went up that was neither code-correct nor finished to standard. We took it back out rather than hand it over.
The ADU another builder walked away from
The owner's ADU had been sitting unfinished after the original contractor stopped work. We audited the permit file before agreeing to anything, took over the job, cleared every open inspection and got the final sign-off. It is a legal, rentable unit now.
Room addition in Milpitas — and the slab that wasn't a slab
A room addition we're building in Milpitas right now. The approved plans called for building on an existing concrete slab — demolition showed it was never structural. Here is what we found, who we called, what it cost in time, and the engineered foundation that went in instead.
A San Jose kitchen refresh, and the first day that decided the rest of the job
A referral from a past client: a homeowner in San Jose who wanted her kitchen refreshed, did not know where to start, and was nervous about having a crew working inside her home. The construction was straightforward. The job was earning enough trust on day one that she could go back to work on day two.
